My rental in DC had squarely upper middle class tenants and this place will be lower economic class tenants.

I am considering doing fixer uppers so it could potentially benefit me.

You are right should probably look cheaper which is fine by me, $200,000 is the in the upper range end of my market anyways.

Maybe get a fixer-upper.
