Tenant Move-In Package

I just purchased my first rental property and am currently looking for a tenant.  I was wondering what I should give the tenant as far as a move-in package.  Like common maintenance, maintenance requests paperwork, etc.  I have an idea of what would be important to give them, but I am trying to figure out some important things maybe I didn't think of.

Don't bother giving them much. They are unlikely to read it and then they'll lose it or throw it out.

I created a one-page document with important information. I laminate it and tape it on the inside door of the upper cabinet closest to the refrigerator. Everyone always knows where to find it.

Things to include:

Water shut-off
Gas shut-off
Breaker panel
Air Filter size and location
Water filter size and location
Sprinkler instructions
Phone numbers to utility providers
Emergency phone numbers (fire, police, poison control)
City Code Enforcement (complaints about noise, parking, etc.)
