Also, if you plan on living in one of the units, make sure to be real diligent about who you rent out the other unit to, there's no one to blame but yourself if you live next to some unpleasant people.

Enzymes work very well and leave no unpleasant odor but they're very expensive so I would probably opt for the bleach technique first on your concrete floor.

(cover yourself)Yes, you may use the standard Realtors agreement but make sure that you use an addendum with all the language needed to "cancel out" any of the unwanted language that is pre-printed in the Realtor's contract.
