If you must go the TK route I would fly out and view the asset, get the opinion of an unbiased BP member in the area (I do this all the time for folks looking at deals in Indy), and do a bit of research on the property. 

I consulted with a local property manager to confirm rental numbers and fix up costs, had an inspector go through, and had my brother in law who is local take a look to get an unbiased opinion.

I don't know if there are any unbiased bedbug inspection services in my area -- all seem to be selling services as well.

I actually have my inspector do the test for me so I know it's unbiased and because it's a pretty simple test, just takes some waiting.

In essence, someone locally with no vested interest in making a sale who can give you an unbiased opinion on the wrong vs. right side of the tracks.
