Where are DC residents investing?

I live in DC and I’ve been saving up to invest in my first property in the next couple of months. Would love to hear about neighborhoods where people have had luck finding cashflowing properties under $150k. My initial sense is to stay within VA or MD but open to consider further away.

I live in North Virginia and invest in Baltimore City. You can definitively find cash flowing properties at the price point you mentioned, BUT I highly recommend you to drive around Baltimore a few times before selecting and area you like, to attend local REiA meetings and talk with local investors, and to be very conservative in your analysis. 

I like Baltimore and the oppprtunities it presents, but it is not for every one.
