Though I realize your tenant is not living there anymore.Check your state/local laws, but you can probably do something similar, even if it isn't spelled out in your all's lease.Or to make it even easier, like @Adam Martin suggested, talk to the tenant.

Hey @Don Dougherty, we have a refundable $500 deposit for all guests regardless of whether or not they choose the traveler's insurance.As for the extra service costs, you should spell that out in your contract.

While it isn't common, people do back out prior to move in and I think it is unreasonable to think they should lose the entire SD.When we collect funds prior to move in we have them sign a separate document (lease is not signed until move in day or very close to it) that spells out what that money is counted as and what it is converted too if the lease moves forward and if they back out.

Dealing with friends or family can be tricky in that sense, so a spelled out contract will help that.

We have a very strong No weed policy that clearly spells no possession or growing of weed in addition to smoking or any other method of consumption in or around the house.I run across the offending tenant who after first denying confesses to having weed in his possession.Note:  I did not catch him smoking weed.
