We even have to disregard our insurance companies strict breed restrictions and risk being canceled if there's ever a claim.What's everyone doing to offset the risks that are being forced upon us with this new phenomenon? 

We do have breed and size limits on the dogs.  

My real question:  Perspective tenant has service animal that is a "dangerous breed".

I also call the doctor who wrote the letter to verify that it is the correct pet (color, breed, etc).You can't charge pet fees, in North Carolina, for pets that have a medical relevance.

There is a single car detached garage on the property and I suspect this is where the spiders are breeding.

Since I do dog rescue I wanted to be sure to have a dog friendly property that allowed all breeds.

You can can make it "pets on approval" so that you can limit breed of dog, which you may want to do for liability purposes.  

I will allow a single dog of certain breeds and age in most of my rentals. there is an additional $50 a month charge and an additional 600 pet deposit.
