We bought at the right price, were able to get legal non-conformance for use as a tri-plex when only a duplex was permitted and will improve the property even more by painting, re-exposing original architecture, adding laundry facilities, and increasing the rents to market value.

All architectural plans are complete, infrastructure bids are in and ready for groundbreaking, and all civil engineering plans have been finalized--and approved--by all the city and county officials necessary to begin work. 

Historic district,I'm surprised they let you replace the (architectural element) rounded porch posts with 4" x 4" lumber.Is the rest of the porch going to be lumber 2" x 4" rails and "2 x 1" balusters vs. period correct?

I'm jealous of your free building, the only thing i miss about the east coast is the old architecture.

I started my life as a contractors apprentice then moved onto structural architecture so I believe i’d be a competent maintenance man.

You 100% need architectural plans, engineering/structural plans, civil engineering, and all the analysis required by the city before you should even consider estimating on your own.
