Preferably with assets and a good staff in place.I have been doing flips for the most part in NV, NC and soon TX but there is no way I'll be able to invest the money I need to, just by doing flips and it is too risky anyway.

@Steve Vaughan - the reproduction is not "1 to 1"-- I don't have a public forum I manage, but I would like this same ethos to be represented in my (and my teams) internal (and external) interactions.For example, I'd like my staff to be supportive, even when they're taking each other or a consulant to the proverbial wood-shed.
