As a beginner, when you begin marketing to motivated seller through various channels (postcards, classified ads, pay per click, pay per text, bandit signs etc) and the calls starts coming in, what questions do you have in mind to ask these sellers? How do you pre-qualify them? How do you get adequate seller information and Motivation as well as property details? 

These are some of the challenges i faced several years ago when starting out. 

Below is the set of questions you can use as script/guide when talking to sellers. Create rapport and make it flow naturally. You can also hand this over to answering services or your staff or virtual assistant.

  • Who pays for the utilities, you or the tenants?
  • Are there separate meter for electric, water and gas?
  • What is the current annual income?
  • What are the annual expenses
  • Is the property flat or pitched roofed ?
  • Do you have lead paint certificates?
  • Who manages the property ?
  • What type of repairs need to be done on the property?
  • What is the total square footage ?
  • Does the property have additional land? if yes, how much?
  • How much did you owe on the property ?
  • How much is back taxes owed, if any? :
  • Is your loan assumable ?Unknown
  • How long have you owned your property ?:
  • May I ask why you are selling ?
  • How did you acquire this property?:
  • How long are you looking to close?
  • Do you know how much you would ask for the property?
