I think the issue here is that you seem have a fundamental misunderstanding of what the courts are responsible for.The courts (judges) are non-biased interpreters of fact and law (findings of fact, conclusions of law).

Step 1 is to write a serious offer and get the conversation going.Step 2 is going to be a conversation between your Realtor and the other Realtor about how one unit is to be vacant within 59 days of closing, which will be a requirement of the underwriter on the FHA loan.If you try to skip to step 2 without doing step 1, and it's a remotely warm market (everything I post has a bias from me being in California), my experience has been that the listing agent and seller are going to regard you as a looky loo and tire kicker, your Realtor will be lucky to even get a returned phone call.
