I just finished a total gut and rebuild of a duplex after a fire, and listed my 2 units a week and a half ago.

Definitely looking to add more kid-friendly outdoor seating/climbing wall for families with young kiddos.

There was water in the utility room, went through wall to the next bedroom and left water stains where I may need to replace the floor. 

They start small, usually with single family or duplexes before expanding.

The general plan is to BRRRR a duplex and rent one unit while living in the other.

With that being said, there are brokerages who focus on multi-family investments and those typically will focus on Duplexes and up.

The BRRRR strategy and tax lien investing are both great approaches, especially when you’re getting started and want to maximize your investments.I’m involved in the investment real estate space as well, primarily focusing on new construction duplexes in downtown Indianapolis.

I just bought my first Duplex and had both units rented before my first payment was due.

For example, a duplex that's on the market is selling for $440,000 and the tenants are currently paying $850 per month and are signed until next July 2025.
