Pigtown on the other hand is about as cheap as you can get that close to downtown. 

I still have a day job, I'm a real estate broker and have been for 23 years, but currently specialize in Glass boxes in the skye in Downtown Chicago.

A decent amount of apartment building near downtown have been effectively converted to hotel due to the large % of STR's in the building.  

I am in DFW and specifically in the downtown/uptown area. 

Lessons learned in that process...1) Expect to get 3 star location ratings when guests specifically comments in their review that you have a "Great location, close to downtown!"

If you want to rent do you want current cash flow or do you want safer areas with more appreciation potential.Pigtown is the closest area to downtown that is still inexpensive but currently it is not very nice area. 

Hey Coleman,My friends and I have an informal meetup in downtown for young professionals where we get together and talk about real estate investing.

I need to remain in downtown Boston for at least the next 2 years, where prices have a floor of $500k and anything in a decent neighborhood is $800k+.

I fear that the price of a one bedroom apartment (one parking space) in Lohi cannot go much higher and we have a massive inventory of apartments being built downtown these days.
