I wouldn't want someone who only deals in big corporations to help me with a trust return for example.As is commonly said on these forums, pricing lessens if you are willing to work with a remote professional.

Never used that rules nor any rules set by the gurus and somehow build up a portfolio that allowed my to exit the corporate world.I find those rules are an obstacles for my clients and slow them down from achieving their dreams.Its better to come up with your own rules based on your personal goals & strategy.

I'm not sure what part of FL you're in and what properties cost there but could you buy something locally and rent it out or do MTR or STR (to traveling nurses or corporate professionals and/or people vacationing)?

If they have a 2 or 3 month period for a down season and it is hard to get a short term renter how easy is it to turn your place into a corporate rental for a few months.

The first thing they do is obsess over chasing leads.Without credibility, you will have a really hard time getting leads.Dress well, speak proper English, know your s&)t, have a website, that has a web presence, have a youtube channel where you educate your ideal audience, have an Instagram where you show your accomplishments, have a Facebook page with a ton of engagement, have a decent car, put a car magnet on it with your logo if you have to.
