Good morning BP, 
We have ALOT of new wholesalers on here, starting out in the business there are alot of unknowns. I want to create a thread for anyone who has any questions this is the place to ask and get help. It can also be used as a reference for later on. 

Are you new to wholesaling? What's the biggest obstacle you're facing? HAVE QUESTIONS, ASK AWAY!

Here are some harsh truths for you all.

The problem with people having problems with how to wholesale is that they have no clue what their problem is.

They all ask questions about how to find cash buyers, how to do cold calling, how to do DMM, how to wholesale on the friggin MLS.

The one simple reason so many have problems wholesaling successfully, is because they don't understand that when it comes to wholesaling and anything REI, it is all about lead generation.

Lead generation is not about targeting motivated sellers. You can't target them. It is about making it easy for a motivated seller to find YOU when they become motivated.

Everyone just gets lost in the rabbit hole of DMM cold calling and all that jazz.

If everyone just stopped, take a few steps back and for Pete's sake THINK, the answers are right in front of you.

How many of you newbie wholesalers want to be a wholesaler and the first thing they do is drive for dollars, do door knocking, cold calling SMS, bandit signs, buy lists etc. etc.

Have you established ANY credibility yet? NO!

The first thing they do is obsess over chasing leads.

Without credibility, you will have a really hard time getting leads.

Dress well, speak proper English, know your s&)t, have a website, that has a web presence, have a youtube channel where you educate your ideal audience, have an Instagram where you show your accomplishments, have a Facebook page with a ton of engagement, have a decent car, put a car magnet on it with your logo if you have to. But no, that is just too much work. I want to just make money NOW!!

Your favorite guru told you to cold call, drive for dollars and knock on doors.. and you become obsessed with it and you do nothing but sign contracts just because the seller won't budge below market value.

Then sure absolutely, you will have trouble finding a cash buyer, you will have trouble getting a deal done. But if you focused on doing things right ethically an the right waay, motivated sellers would bend over backward to reach you. You would make $50K-$100K wholesale deals like we are doing.

People hear what they want to hear.

You answer logic and common sense, they won't have it. But tell them: "if you are not successful, just do more of what you already have been doing (what doesn't work), stay consistent and they eat that s&(t up!!

Wholesaling is not that hard. You just have to have a bit of a brain, honestly.
