Yup the advance fee loan scam has been around for decades if not centuries  LOL.. my Dad ran into it in the 60s for gosh sakes.I had a client in Alberta get burned 3 separate times and that was in the early 2000s  .. 

We are not in a market where you will find a deal on the MLS that could can buy with a loan or you send out a few mailers and door knock for a few weeks and get the deal of a century at that price point.
