To Stage or not to Stage? That is the Question.

Hi Flippers,

I have staged all my flips except one and have had great results. The cost is not cheap and I have looked at other alternatives but seem to always come back to the same company because of there high quality and professionalism. In the last few months the market has really started to pickup and we are getting multiple offers and over asking offers. I am considering stopping the staging because of the market conditions.

I was wondering what other flippers are doing and how they are adjusting to changing markets?

I don't hire a staging company. They do a good job, but It's much cheaper to buy the staging materials and do it yourself. I don't do full furniture staging. I do prop staging for my houses and it get sold every time. I have half of a storage unit dedicated to staging materials. I have each room in a container with a sticker on the outside so I know what is in there. This way we can just grab the container depending on what the rooms are. It will cost about $1000-$1500 for 1 house in staging material. But if you do a lot of houses you can cycle these through your houses. I have enough staging materials for each house. You can find lots of great things at yard sales, dollar stores, and thrift stores.

Staging is definitely a must!
