Convert 2 bedrooms + some space of washer dryer area in a 1B/1B (400 sqft)3.

I told her  " The tenant who lived her , your father in law gave his notice and the family cleaned out the house , I dont know what if any of your "stuff " was here .  

Our washer broke down a few months ago so I went to a modern laundromat in my small town-they also did wash n fold.

Great school system/community- 2 buildings- 6 units in each building- 2 Bed 1 Bath units-1000 sq ft per unit, appliances included, washer/dryer hookups in each unit- built in 1998 so fairly knew-Rent Roll is low and will need to be raised- Currently at 590$ per unit - Very low vacancy rate in the 15 years the owner has had them- New roofs, Air conditioners-Building structure seems very good.- Another plus is that I own 16 units just down the street so the location for me is helpful.His initial asking price was 650k and now he is thinking he needs to be at 700k.

The condo is in good shape with wooden floors, basic fridge and washer and dryer in condo.

I just want to know where people feel they are getting the most bang for their bucks.Currently I think, fresh painted rooms, hookups for washer/dryer, painted cabinets and refinished countertops, would be a good start.

I think with the offer of off street parking, or even the garage+washer/dryer I can get more.

New tenant thought there was black mold on the rubber seal of a front loading washer.

The triplex does however have a 750sq ft unfinished basement with washer/ dryer hookups.

I flipped the house beside it. the owner was impressed with my work on the other house, this house was her parents. her husband passed a few years ago and the house was to big and needed to much work for her to stay.
