Triplex basement use... laundry/gym?

Hi everyone! I have a random question that I can’t find an answer to anywhere in the forums. I’m looking at a great triplex, (historic building, near downtown) but none of the units have laundry in the unit. The triplex does however have a 750sq ft unfinished basement with washer/ dryer hookups. Ceiling is mostly 7 ft high.

My idea: in addition to shared laundry facilities in the basement, what if I also set up a small shared gym (a treadmill/ bike/ rower/yoga area, etc) and a flat screen TV or two and maybe a sofa?

I feel like this is something that could be pretty appealing to tenants, and not very expensive.

(There are several closets in the basement that can additionally be used for storage already)

I am sure there are some liability issues and I would need to make all tenants sign a release of some sort.

FYI: The property is zoned Central Business District, but has a non conforming use certificate as a triplex. So it can also be used for office/retail (not in high demand right now, but maybe in 5 years) but getting a variance to make it a fourplex is probably unlikely.

What is the best use for this space? Thanks in advance everyone!
