If you get experienced, maybe tackle a project like this, but honestly, I know full time flippers doing millions of dollars per year that would never touch something that large, too much concentrated risk, too many things to go wrong.

For all the postcards, letters, "ringless voicemail", SMS spam and virtual assistants I get calling me, I think I've had ONE real honest person call asking if I was selling, and even though I wasn't,  I talked to him like a normal person and gave some advice about cold calling.

If so I’d work on tackling the debt quickly which shouldn’t take too long if you have a high salary.

On the other hand if you're 99% confident in your tenant's ability to not overreact to minor issues and that they won't spam you, then by all means give them your personal number!

While I feel it's important to have a clear goal, we are remaining flexible in deciding whether to go after a fix and flip or BRRR, however ideally we are looking to tackle a fix and flip that can act as a BRRR if things don't work out as intended. 

You tackle the problem in two steps...1.

I am more of a buy and hold and have just recently tackled some flips because I am struggling to find reasonable buy and hold deals. 

They spam it like it crazy.

Focus on updating the exterior now for curb appeal, and then tackle the interior once the tenant moves out.
