If there's a great deal and all your capex stuff is older/end of life and you don't want to dish out the cash when they go, just get a home warranty so that company will cover those things. 

It's usually while I'm washing the dishes, or cleaning up around the house after my kids are in bed.Although I've anlayzed, modeled, underwritten and participated in the purchases and sales of some very large deals and thousands of multifamily units, none of it's been with my own money on the line, and I'm yet to personally invest in the US RE market.

Now I’m working to simply claim the class onto my taxes, which was another LIE that the salesmen/women tell you about to sweeten the deal, and would you believe that something as simple as an EIN number, which the company refuses to give to me,  is the only thing holding me back from retrieving any of the almost $20,000 that I dished over to them.

We’re quickly realizing that our trips to Walmart for consumable supplies (toilet paper, paper towels, dish detergent, etc) are becoming far too frequent.For the people that have multiple units, what is your strategy for buying and storing these supplies?  

Beyond your standard cleaning services, I want a company that will be able to clean linens, clean dishes (in a dishwasher), but also make the bed and leave out/set up specific amenities.

All New: Plumbing, Electric, Windows, Doors, Water Heater, Flooring Bathrooms, Kitchen Cabinets, Appliances, Counter Tops, Island with Sink and Dish Washer, Laundry Room, Sprinkler System Front and Back yards.

But that win is tempered by living with 3 slobs that don't wash the dishes and make too much noise having sex in the next room.

Everyone is expected to clean up after themselves in a timely manner, to include but not limited to; doing dishes shortly after a meal is complete, putting items back in refrigerators or cabinets, etc.3.

I'm also considering modifying my listing advising guests to bring their own login accounts for their cable/satellite providers but this might be a stretch for some non-millennial's and older.Did I say I ponder this all of the time? 

@Ellen Griffith I was stocking up today on sheets, blankets, cushy mattress toppers and protectors, dish sets, silverware sets, etc.
