Single-family residence fix & flip investment.

Purchase price: $138,000
Cash invested: $38,000
Sale price: $237,000

Totally Renovated and Remodeled- Completed March 2017. All New: Plumbing, Electric, Windows, Doors, Water Heater, Flooring Bathrooms, Kitchen Cabinets, Appliances, Counter Tops, Island with Sink and Dish Washer, Laundry Room, Sprinkler System Front and Back yards. New French Doors out to New Patio. All new lighting throughout!

How did you add value to the deal?

We converted 3 bedroom 1 bath to 3 bedroom 2 full bath. There was a large storage are in the back of the house that we converted to the full laundry room with a access right from the kitchen and full master bathroom with walking shower and double vanity.

What was the outcome?

The house was sold before posting on MLS. We posted "open house" event on social media and several free access real estate websites. Buyer was simply driving buy scouting for home, we sold the house the same day.

Lessons learned? Challenges?

Again, just like in the previous properties high quality products, finishes, desirable design and configurations are always on the high demand.
