One might consider furnishing area rugs for high traffic areas to protect wood floors.

If its laminate or engineered hardwood, and you are considering an area rug, it may help with insulating but the majority of cold being on grade, is coming from the perimeter so wouldnt adequately be addressed with area rugs.

Rob from Robuilt has some great recommendations on his YT called "These things will make you more money on..." and includes rugs from rugable.com and where he gets his pots and pans, vs what type of coffee machine.  

Your teenage may be able to answer phones, vacuum rugs, wash windows or whatever.  

I try my best to stay out of court as it can get expensive & some tenants will start lying like a cheap rug just to get sympathy from a judge, even though our land lord tenant act is more landlord friendly.4.

And if you re-paint all of your walls, you MUST get new rugs and re-arrange all of the furniture.

Its neutral in most cases and easily covered by area rugs or carpeting to accommodate many tastes.  

You should stop trying to lie and sweep this under the rug.

I picked up 3 bed frames (1 full, 1 queen, and 1 twin), 3 mattresses, nightstands, dining table & 4 chairs, mirror, pyrex dishes, secretary cabinet, and a few other knick knacks for $235.What really ate into my budget was things like comforters, bed sheets, lamps, coffee maker, pillows, rugs, etc. — I went to IKEA & Target for those and that came to about $800.
