One asset becomes a complete loss on vacancy and the other simply lessens cash flow.As for the rug rats, I wouldn’t know.

I prefer someone who is knowledgeable about mandatory state/city/county clauses and has a lot of experience with evictions.Currently I have two properties in Victorville and Hesperia with month to month tenants that I inherited.  

We have several units but inherited most of the tenants from previous owners and the few times we've needed to find new people it has been word of mouth.

I know it'll be a game of trial and error in the beginning but I'm just looking for some tips from others that have gone through it to lessen the learning curve. 

Inherited tenants at a lower or market price?
