NEW INVESTOR STRATERGY NEEDED !!!

I inherited a house from my mom who recently passed away. I want to get the home fixed up and rented out. What is the best way to go about doing this ? The house is mortgage free. In addition , I want to set myself up to be able to buy another rental down the road. I currently have no homes in my name but I am married and fear that I wont qualify for a first time buyer and would have to put 25 percent down as a investor. Is this true ?
