In today's mortgage climate, no one could possibly slip a deal such as you are suggesting past a lender.

even tho the house was tented 2yrs ago w/a 5yr warranty, you can have infestation much sooner than estimated if your roof says eat me in a termite climate.

While I'd be moving to Oregon because I want to, I still like the idea of getting a feel for the investment climate.

Huy Nguyen I think it would be cool to use it as a full bathroom/changing room if its not too expensive and in the right climate (California, Florida, ect.

It's not a guarantee but just things that I would consider.A few positives would be if they can get their stuff together and really put some effort into making the state a business-friendly climate it should have some absolutely explosive growth.

I guess timing of the roof in other states comes down to how harsh the climate is there.The heat does prematurely bake roofs here but we are lucky to get an inch of snow a year so the cold is not an issue really.

I found this one, I can find another :) My goal is to start slowly, purchasing a home or condo on or near water that I can occupy in the winter and  rent out during the summer through a property management while I travel to cooler climates with my husband in our RV.

@Karen O.I believe for commercial its not required by code due to climate zone based on current codes in 2004.  

Your climate is not all that different from mine so I agree with @Mike Hanneman's suggestion to compare winter and summer water usage. 

AND your location does help as each section of the USA and the rest of the world does things differently for there specific location and climate?
