If you can find somebody that is trustworthy you are probably in a good place to find one.I believe that Texas and Georgia are pretty good places to make a living.  

Of course, even if I had a tenant occupying the property, I would still be the one ultimately responsible for the monthly payments to the seller and if I had any vacancy, I still have every intention on satisying that monthly payment to the seller so I still consider myself to be trustworthy in this type of situation. 

I feel as if I can pick up the pace and complete 5-6 deals in the NEXT 12 months but I cannot find a good contractor that is reliable, trustworthy, and fairly priced.

I also agree with @Lee Ripma in that if you find a trustworthy partner that can deal either with the tenants and the building/contractors directly or manage the property manager while you just put in cash and receive your share of the cash flows/equity.

Does anyone know of a trust-worthy real estate agent in that area?

What makes you special and trustworthy enough for someone to want to sell their house to you as opposed to the hundreds of other local wholesalers? 

Can someone please recommend some good/trustworthy turnkey provider?

All in all, I think the more transparent the more trustworthy you look.
