Wholesaling Tips for newbies

So I’m new into the wholesale game , I’ve been studying for about 3 months. In a three month time span I’ve been driving for dollars , cold calling, & networking with local contractors just to name a few of my moves. With that being said could any experienced wholesalers give me advice on how to build my brand while also finding my first deal.

Are you also working to build the other pieces of your business.  Yes, you want to find properties that you can purchase at a discount, but have you been working on the other aspects of your business?  You need to have solid buyers list.  You need a title company at the ready.  You need to have solid contracts.

Have you decided what your brand is?  What is it that you do to stand out?  What do you offer beyond paying cash and closing quickly?  What makes you special and trustworthy enough for someone to want to sell their house to you as opposed to the hundreds of other local wholesalers?  When you have all of that answered, present it.  Put it on your website.  Put that on your mailers.  Be that when you talk to sellers.

As for finding sellers, that's all about marketing, and there are almost countless ways to market.  Do some research to find your options (DMM, Cold-Calling, Door-Knocking, Networking, etc.) and then find out what you're suited for.  Once you do that, pursue it with everything you got.  Do NOT take your foot off the gas.

And while you're at it, start attending your local REI meetups as often as you can. Seriously AS OFTEN AS YOU CAN. I missed one tonight, and I'm kicking myself.
