I’d say that anybody you come in contact with that has any hint of Real Estate knowledge or experience is worth buying them a coffee to hear what they do and see if they have any advice or referrals regarding what you want to do.

Hint, you want your basis to be as high as possible.

I believe I also detected at least a hint of actual smoker smell underneath.I'm so bummed out because everthing leading up to that day was going great, but as we were looking at the house, I couldn't think of anything else but the fact that the seller was a smoker.I'm now looking at options for smoker remediation, such as scrubbing the hard floors with vinegar, replacing carpet, painting all walls, cleaning or replacing AC duct work, ozone machine, etc.

It is an excellent source of keeping up with who is who in the community, business owners and what they are involved in, which might give you a hint as to locating them or introducing yourself.
