well then should be saleable I would think... usually the only reason something does not sell is its over priced  or the perception of overpriced in the market place.also have you determined if the lots are truly buildable individually.. many times you can have legal lots of record\ but you still can't build on them

I just think it's about perception the guy in the suit is looked at in a more positive light than the newbie who just came from some guru seminar.

As far as making the security deposit equal to one month's rent, that is already worded that way in my standard lease, there is no getting away from it perception wise.
