Organizing the data was another very hard to figure out task.

You don't necessarily need a really built out one though - even just using an AirTable base (there are a lot of free templates out there) would probably give you what you need to stay organized.

It helps keep everything organized and separate.

"Real" real estate education is found in real estate agent and broker courses, both initial licensing and CE, certain colleges and universities, courses offered by legit organizations such as Appraisal Institute, CCIM, BOMA, NAR, CRE, MBA,  etc., textbooks on real estate, real estate law classes, and SOMETIMES in education offered by REIAs.

I am fortunate that my local credit union offers HELOCs at prime+2 for rentals at 100%LTV so I was able to get most of the equity back out relatively cheap and painlessly.The one rub here (and not against OCF specifically) is that the property only appraised for $30k.

I trust my realtor, he seems very honest, so I am plaining to visit after furnishing ( we will hire someone to furnish my place) before picture taken and make sure furnishing is well done and be there for picture taken and do last work ( organizing or cleaning...)
