It does take a long time to get a permit in Lakeway and there is no skating under the radar and not getting one because they literally drive around looking for projects that are not permitted. 

Im a Personal Banker at a local Credit Union and tend to see a lot of "high rollers" that have accounts with us.

There is always another around the corner.Too many times I though I had the deal of the century and tide up all funds into only to see a better one come along 1 month later hahaGotta love the roller coaster ride that real estate is at times :)

If you have uninspiring projects and come across like a disorganized cheap skate... you get stuck working with bottom tier contractors.

If you want to call it that (it is English made), $200k shouldn't be that hard for a high roller like you to raise.

I picked up a gallon of the paint, got out my roller, and was able to "erase" all marks on the wall in the whole unit (2 bedroom) in under an hour.
