Anything more than that is not legal or ethical.  

A realtor offering their opinions to you while you have an agent could walk close to the line of violating the NAR code of ethics.

 I assure you you done want to work with these guys,have  no  professional or ethical behavior.

It's not high fee or high commission (it is usually 40% lower commission than term, from an ethical agent).

I get that... but those are cash transactions. sub too leave a seller totally at your mercy credit wise. .and others who may not have your work ethic and desire to the do the right thing will just rip these folks Off I have seen it more times than I can count  sub too ..

The ethical thing would be to let your tenant know what you are planning to do.

If they need help and they can see that you can solve their problem without getting financially involved, they are usually willing to listen and work with you, that's my experience.Professionals are to act ethically, that means directing others down a path that is acceptable, prudent, fair, yet still profitable for the dealer or operator.

@J Beard, I understand your concern and agree with you to a certain extent although I don't consider someones reputation to be destroyed because they drive 60 mph in a 55 zone - going over the speed limit is also known to be illegal and could be considered un-ethical.
