They were ok for fixing a garage door and a clothes dryer, but anything mission critical - forget it.

The super has last seen them  2 weeks ago, and noted that the tenant was not wearing regular work clothes, as they normally do in the morning, waiting to catch a ride to work.

My goal is always to get the lease started as close to the last nail being driven in or the last swipe of the cleaner's cloth as possible. 

I work a full time job, change into my construction clothes at work (some days I'm come home first) then I head to the property to get to work.

One thing I have noticed however is that surface especially on the faux wood finishes can be very pores this can lead to difficult cleaning as far as paint clean up is concerned so use drop clothes.

There was a strong damp smell and I thought it could be wet surroundings or possible signs of mold.

One house had some insulation added under the floor.I still have to get out and put some flashing on a shed where the tenant told me the wall got damp when it rained over the summer.I had a backhoe out to replace a culvert under a driveway.Unfortunately, I get fairly frequent turnover and each house is completely repaired down to the last screw tightened between tenants.

If there is a dishwasher or clothes washer, those should be disconnected - they freeze very easily, and they don't make it easy to just get the water out.

Also, damp drywall, even without noticeable mold has a rotting smell.
