It creates a sense of urgency for the prospective tenants to make a decision when they are walking through the house with other people and saves me time.As I get inquiries I just schedule them all a couple of days from the first inquiry to build up a group.I have had people standing in line to fill out an application.

You should consider several factors: 1) Time frame/urgency to get a loan 2) Loan amount 3) Lowest interest rate.It's very unlikely you can get all three.

@Neal Collins Sound advice there, That scenario is a good one to choose but I sense some urgency in closing the deal is of value here so I chose to inherit the tenants to close the deal quicker, it appears that helped me get the discounted price.
