Given that the seller is financing the deal for the 2 years and then the plan is to re-finance it with a bank, I am having difficulty producing such financial analysis.

What he meant was, he already knew it was a great deal and advised me not to get caught up with over analysis and miss out out on the opportunity.

I don't know where you are, but you might want to get another analysis. 

Even if you write a bunch of text into a contract for those items, it probably won't matter much.

Use three of those to give you an idea of what your property will sell for.Sometimes, I'll do a quick and dirty comparable analysis by averaging the value values from Zillow, Realtor, and Redfin.
