40+ unit deal. Need help w/ financial analysis

Hi there. I'm trying to raise funds from my family and I am being asked to produce pro-forma scenarios at 2, 5, and 10 years which should include IRR and ROI.

Given that the seller is financing the deal for the 2 years and then the plan is to re-finance it with a bank, I am having difficulty producing such financial analysis.

May I kindly request your help should you have a model I can use?

Note: The BiggerPockets Calculators do not offer me what a goodl ol' fashion Excel spreadsheet might.

Thank you!
