For flips it doesn't really matter where you buy but your margins will be slimmer on the cheaper homes in those areas not a lot of people look for high end finishes on homes in many price ranges in those cities

I believe the strategy for equity % should change depending on the size and value of the project.For smaller properties, it makes sense to own in cash or with a high amount of equity (and delay a refi, because of loan closing costs, slimmer margins, etc).For very large projects that are stable and have predictable income, it makes sense to use a lot more leverage.Calculating ROE on paper is one thing.

This type of investment works best IMO for those with the ability to come in with a large amount of cash and if you leverage you are basically earning the split between CAP rate and interest rate and your cash flow will be slimmer until you can increase rents over time So really it just depends.
