The only appliance is a wall ac unit.I have read about others in the forums here conducting remote showings and wanted to learn about best practices.  

RE Investing is much tougher right now than it was 5 years ago.I personally spend at least an hour per day every day deepening my knowledge - reading, webinars, youtube videos, podcasts, formal industry trainings/certifications, etc.

I had read Rich Dad, Poor Dad, then went to work finding a place that would work.

Start by reading Brandon Turner's book, "Investing In Real Estate with No and Low Money Down."  

Get a feel for the neighborhoods and streets that you can't get from reading stats on the internet.

Since you have a noise monitor you may be able to use a decibel reading which is the objective measure to determine a legitimate complaint provided you can get it to accurately record the louder noises.
