A 4-plex in a College Town- My First Investment

Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $123,000
Cash invested: $15,000

This was my first personal real estate transaction. I was pregnant with my first child and wanted to find a place that would pay for itself while my husband was in school. I had read Rich Dad, Poor Dad, then went to work finding a place that would work. Though this property had some challenging tenants and plumbing issues, it paid for itself and put a little cash in my pocket every month. When I sold it, I was able to net about $20k; not too much but great considering all the value it brought us through the years. I learned how to manage property and I went on to own a multifamily property management company for several years. That was priceless during the catastrophic years of 2007 and 2008.
