Investment Info:

Single-family residence fix & flip investment.

Purchase price: $75,000
Cash invested: $55,000
Sale price: $175,000

Gorgeous single family residence converted from a rental I held for two years into an amazing flip. Desired westside of Cleveland, Ohio, neighborhood; especially for start-homes.

What made you interested in investing in this type of deal?

Great area for starter home buyers

How did you finance this deal?

True Private Money Lender with an amortized loan of 80k at 10% no points.

How did you add value to the deal?

Many upgrades including new flooring, windows, kitchen, added another full bathroom and both had ceramic tile finishes, new furnace and hot water tank, etc.

What was the outcome?

Listed for 2 weeks, under contract and closed in 5 weeks after that.

Lessons learned? Challenges?

Location, upgrades and gorgeous finishes are vital along with a contractor(s) who do exceptional work affordably

Did you work with any real estate professionals (agents, lenders, etc.) that you'd recommend to others?

I was the owner and realtor on the sale of this deal. I'd work with me every time! Great services, knowledgeable and funny.
