It didn't enjoy putting the documentation together, but quite honestly, I had more peace of mind knowing these firms were being meticulous about this.

Some counties are very meticulous with keeping track of property data and some are not.

The next PM can be just as bad as this one if not worse so be meticulous during your screening on the next one.

Having not known everything I had learned in the previous year from Bigger Pockets and getting to know my market by searching so meticulously, I highly doubt I would've had the confidence to pull the trigger so quickly. 

To the point if she does file in small claims court I keep meticulous documentation of every tenant interaction as well as all forms so I feel that my case will be made with clear facts.

I understand Property Inspectors can be very meticulous and every small item is not a red-flag, however, here are few things that stood out : Water was not on during the inspection.

I would take meticulous notes and documentation of ALL the issues...dates etc etc.... and not renew her lease.At the MINIMUM I would give her an ultimatum ....no more conflicts with the neighbors...no more late or partial payments....no issues with maintenance of the property....and make her M2MAnd the model tenants should just go about their business and ignore the lower tenant

Meticulous cleanliness is a must.   

This home was 'our baby'.It is meticulous on all levels.  

That’s why I’m going to hire an inspector that is the most meticulous inspector I’ve ever seen before I buy it.
