So building a buyers list as a "commercial wholesaler" would be a piece of cake.Do you have any commercial wholesalers in your area?

There is more beyond merely setting it up though involving the operating agreement, separate accounts and books and no co-mingling and many people don't keep that piece maintained too well.

You could get started picking up various pieces while it closes.

The only piece of advice that I would give is that getting a STR to market is death by 1000 cuts.

My first piece of advice would be to always be networking with other wholesalers/investors both online and offline.

A nightstand or dining with 70 pieces is a major bottleneck and keeps your team from moving onto other tasks, whereas one that is already assembled might cost $50-100 more but only takes minutes to unpack. 

We do land development so we found this piece of land and entitled it and have a 700k land bump and now we need to recapitalize on the equity side to pay for the 500k of plans, engineering, architecture, etc.

My best piece of advice is find the most nit picky building inspector you can.
