I’d expect to pay 5-6% gross or minimum $2500 a month and you may be able to get that from a non-REIT storage manager like Atomic, SAM, Absolute Management, etc.

I think every new investor should read Atomic Habits. 

Ozone basically "burns" the smells by latching one of the 3 oxygen atoms onto anything that is organic. 

I would read one more REI book like Millionaire Real Estate Investor focus on personal development with Rich Dad Poor Dad, Atomic Habits, Richest Man in Babylon, and The Go-Giver.

Your marketing costs for investor acquisition should drop in successive raises because you can harvest your existing relationships and a lot of the readiness items will be done and atomized for use in later campaigns.

They're talking a lot about "experiences" where people go to hang out and mingle (for example, a Tom's shoe store selling coffee), lots of online retailers opening very popular popups (see Glossier), big malls are also being repurposed, WeWork has been renting out big stores like Macy's that are closing out, etc.
