It's not unusual, particularly if they're told they will be released soon.You can sign a contract electronically, by fax, in counterpart, etc while you are on vacation as long as it's included in the contract that signatures in that format are acceptable.You're trying to sell a co-op in a market that favors buyers, in what is historically one of the slowest times of the year, to a "rock solid" buyer that your broker procured.

When and if a recession comes, I suspect that the multifamily commercial investors will get hit relatively much harder than their small multifamily and single family rental counterparts. 

The condo's for sale in associations that are not FHA approved, or unable to get FHA approval, tend to sit on the market longer and sell for significantly less than their FHA approved counterparts.

I plan to rehab the interiors of these units to fit in with their nearby counterpart SFH's.

C-/D properties typically run much higher maintenance/repairs/vacancy bills than their C+/B counterparts.

Get all the datapoints from your counterpart and do your own calculations.
