Wanting to House Hack in Dayton. (Newbie)

Title says it all. I'm brand new and need information on looking for deals in Dayton for a duplex I can live in. I would be renting out the other side. My plan is to after a while, move out and rent both sides after saving up some money not paying rent. I want to get a property manager as I work full time and go to school. I also want to setup a manager so that leaving the property I won't have to find one. If anyone knows anything that might help me I'm VERY interested and would be extremely grateful.
