This market is growing rapidly, it's a state capitol, and we have two major universities.

Here's what works for me: 1) Posting your property on Facebook Marketplace2) Craigslist3) Talk to local universities or big corporations who may need short or long term housing for their clients4) Property managers are hit or miss.

I considered adding a universal gym but will go with billiards and foosball instead.There are more spas in this STR market than EV chargers ((only 5 or 6 units have a EV charger), yet it is about 200 miles from the nearest large metro (too far for most EV to go without a recharge).  

In 1.5 years, I will be moving to a large university town to start a dental residency program, and I am viewing this as an opportunity to invest in my first property.

I went to university in the Midwest many years ago.

It’s also close to Friends University and Newman University. 

The deal fell through because I couldn't line up the financing during COVID......God/Universe has a way of looking out for us...As investors, a crucial skill we develop is to take our emotions out of the situation/deal, but that is hard when we have invested a lot of time and money into a deal. 

It was close to home and near the university.
