I know that when there is a problem tenant and the previous landlord is trying to get them out, they will not always tell you the truth, but at least you may detect an air of urgency or alarm in their voice. 

It’s not about strict it’s about the lack of urgency by them. 

You also have half a dozen people looking at the property simultaneously, creating urgency for them to hurry up and get an application in and their fee paid, since we operate on a first come first serve basis.The other rule I started implementing was that the TENANT/APPLICANT(s) must CALL ME 1 hour before the appointment, otherwise I WOULD NOT be at the property.I was AMAZED by the results..

Feel the urgency you're going to feel in 6 months now and get the peddle to the metal.  10x your effort and find an Agent friend that can put in mass offers on your behalf but don't bombard them. 

If you cannot, get the listing live as fast as you can and then do have a sense of urgency to get professional photos.

Even if there are only two parties there, it should build some urgency/demand for the property and get tenants moving toward signing a lease agreement.

Because of the urgency and cost of water damage issues, we've already made the claim so insurance said to me "it's up to you and your manager, our policy contract is between us and you the home owners".

Be sure to create a sense of urgency by emphasizing the value of the bonus and that the neighbors are receiving the same offer.

@Frank Wong  in reality unless its in a hot regentrifying area houses in the mid west to sell to home owners can take 6 months to 2 years to sell.. there is so much inventory that  there is no urgency.. painted shut windows are a huge issue.. so is the lead based paint.. 

My parents have day jobs so need to fit property management responsibilities around work and due to the sense of urgency they always tried to stop by the same day even if it wasn't until evening.
