People were using boutique property management companies that charged 40-50% of revenue, and then turning around and charging guests crazy high nightly prices that never fluctuate, so the property normally only had 40-50% occupancy in the winter and less in the summer.We realized this was a dumb and outdated system, put our unit on airbnb and self-managed, actively changed nightly prices based on demand, and made a few other important tweaks to the system.

The areas you can get a duplex for 200k may not be the best, but if you plan to turn the property into a dedicated investment then it's only a temporary arrangement.I work with a small, boutique brokerage called Sand Dollar Real Estate Group on Sullivans Island.

Often times the tenants of shopping centers are locally owned boutiques, barbershops, salons, small restaurants, etc. and the operators of these businesses don't have the liquidity to purchase a facility for themselves in addition to starting or running their business.

That said, there are some smaller boutique firms that are more selective and may consider you a liability and won’t hire new agents.
