Where do I begin?

I've been away from the real estate scene for a few years and I'm ready to jump back in. So much has changed in such a short time. I am eager to go full time, but need some tips since I am in a very competitive market. I'm willing to bird dog, JV, be the "boots" on the ground, WHATEVER IT TAKES for success.

I would look into becoming an agent. That will let you learn the industry, network with others and earn some money to later put into your own deals.

 I have definitely thought about that, just not sure if it would limit some the creative opportunities that may be presented to me as an investor.

 If there is something creative you can do only if you don't have a license it is something you probably should not be doing anyway.
